Residential purchase closings
Buying a home is a major financial decision. We provide clear, practical legal guidance throughout your purchase so you understand what is happening, what is required, and what comes next.
A smooth purchase starts with the right legal guidance
Once your Agreement of Purchase and Sale is signed, there are important legal and financial steps that need to be completed before you receive the keys. Our role is to review the transaction carefully, identify potential issues early, coordinate with your lender and the other professionals involved, and prepare your file for closing.
The aim is to help you reach closing with fewer surprises, clear expectations, and everything properly prepared.

Common questions
When should I contact a lawyer when buying?
As soon as your offer is accepted, or earlier if you would like your Agreement of Purchase and Sale reviewed before you sign. The sooner your lawyer has the agreement, the more time there is to spot problems.
What does my lawyer do on a purchase?
Reviews the agreement, searches title, works with your lender on the mortgage instructions, prepares the closing documents and adjustments, arranges registration and the transfer of funds, and reports to you when it is done.
What costs should I plan for at closing?
Beyond your down payment, expect legal fees and disbursements, Ontario land transfer tax (and Toronto's, if it applies), title insurance, and adjustments for things such as property tax. Gurpreet gives you an estimate up front.
What should I bring or send to you?
Photo ID, the signed agreement, your deposit confirmation, your lender's details, and your home insurance information. The list on this page covers the rest.
