The most common arrangement, and the one where timing matters most: the proceeds of your sale usually fund your purchase. Held as one file so one person sees both sides.
What most people get wrong about timing
The legal work on a closing is not the slow part. Waiting for documents is. Mortgage payout statements, lender instructions and condominium status certificates all come from third parties at their own pace, and each is a common reason a closing date slips.
Whichever of these applies to you, the single most useful thing you can do is send your documents as soon as your file opens rather than assembling them near the date.
