These are the answers to the questions we are asked most. They are deliberately general: anything involving rates, fees or timelines changes, so ask us for the current position on those. If your question is not here, we are always happy to answer it.

Do I have to use Team Mahal for all three services?
Not at all. Many clients appreciate the convenience of having real estate, mortgage and legal expertise through one team, but you are always free to use whichever services suit you and bring your own professionals for the rest.
Is there a cost for an initial consultation?
Most initial consultations are complimentary. They exist to help you understand your options before you make any decisions or commitments.
Buying a home
How much do I need for a down payment?
It depends on the purchase price and the financing program you qualify for. Our team can explain your options and what works for your situation, and our affordability calculator gives you a starting figure.
Should I get pre-approved before looking at homes?
It is highly recommended. A pre-approval gives you a clearer understanding of your budget and strengthens your position when you are ready to submit an offer.
How long does the home-buying process take?
Every transaction is different. Generally it begins with financing and the property search, followed by offers, inspections, financing approval and closing.
What costs should I budget for besides the purchase price?
Beyond your down payment, plan for legal fees, land transfer tax, a home inspection, moving expenses and other closing costs. As a guideline, set aside roughly 1.5% to 4% of the purchase price.
Do I need a home inspection?
It is not always required, but it is often recommended. An inspection helps identify potential issues before you complete the purchase, when you still have room to act on what it finds.
Selling a home
How do I know what my home is worth?
Value is influenced by location, condition, recent comparable sales, market conditions and buyer demand. A professional home evaluation is the reliable way to establish an accurate market value.
Should I make renovations before selling?
Not necessarily. Some improvements increase value and buyer appeal while others do not return what they cost. We can tell you which updates are likely to be worthwhile for your property and area.
How long does it take to sell a home?
The timeline varies with market conditions, pricing strategy, the condition of the property and buyer demand. We will give you guidance based on what is actually happening in your area.
What should I do to prepare my home for listing?
Decluttering, cleaning, staging and minor repairs create a much stronger first impression, and none of them are expensive. Our selling guide covers the whole sequence.
What happens if I receive multiple offers?
Multiple offers are an opportunity to negotiate stronger terms, and not only on price. We will walk you through each one and help you weigh conditions, closing dates and buyer qualifications alongside the number.
Do I need to be present for showings?
Usually not, and buyers tend to be more comfortable viewing a property without the owner there. It lets them talk freely and picture themselves in the space.
Mortgages and financing
How do I know how much I can afford?
Affordability depends on your income, existing debts, down payment, credit history and lender requirements. A mortgage consultation establishes a comfortable budget rather than a maximum one.
Can I qualify for a mortgage if I'm self-employed?

What happens when my mortgage comes up for renewal?
A renewal is an opportunity to review your goals and explore what is available, not a formality. It is worth comparing your options rather than automatically accepting the first offer you receive.
Can I refinance my mortgage?
Many homeowners refinance to access equity, consolidate debt, finance renovations or restructure their mortgage. A review will show whether it makes financial sense in your case, including the cost of doing it.

Is real estate investing a good way to build wealth?
Many people use real estate as part of a long-term wealth-building strategy. Any investment decision should be based on your own financial goals, risk tolerance and the market you are buying into.
How much money do I need to start investing?
It depends on the property type, the financing requirements and your strategy. An investment consultation is the quickest way to understand what is realistic for you.
What makes a good investment property?
Location, rental demand, future growth potential, financing and expected returns all matter. Which of them matters most depends on whether you are buying for income or for appreciation.
Should I focus on cash flow or appreciation?
Both approaches can work. The right one depends on your goals, your timeline and how much month-to-month income you need the property to produce.

What documents are usually required when applying for a rental?

First-time buyers
How do I know if I'm ready to buy a home?
Readiness comes down to financial stability, down payment savings, employment history and your longer-term plans. If you are unsure, that is a good conversation to have before you start looking.
Can I buy a home with less than 20% down?
Many buyers do, depending on the property's value and their financing qualifications. Putting less than 20% down means mortgage default insurance is added to the mortgage.
